Land Abstracts

I believe Lynn orginally intended this as a sample of what can be found in land record abstracts. I think this is from Pope County but may be from Johnson. The last entry is a 60 acre parcel of land sold by A.M. Bradley to J.A. McKeever. The first is the original record of the 80 acres containing that parcel. So, this is a "history" of Mr McKeever's 60 acres from 1856 to 1900. (The 1881 transactions should contain the names of the heirs to Brice McEver's estate.)

United States of America to Brice McEver - Land Patent - Recorded February 27th, 1926 Book 3T page 491.

The West Half of the North East Quarter of Section Seven, in Township Seven North of Range Twenty West, in the District of Lands subject to sale at Clarksville, Arkansas, containing eighty acres...according to the Official Plat of the Survey of said Lands returned to the General Land Office, by the Surveyor General, which said Tract has been purchased by the said Brice McEver.

"....grant, bargain, sell and convey unto the said S.B. Jernigan and his heirs and assigns forever all my right, title and interest (the same being a life time or Dower interest left to me by the death of Brice McEver late my husband).."

Recites: "Know all men by these presents that we D.P. Shinn, M.C. Parrish, Sophia Gray, T.J. Venable and A.N. McEver, heirs of Brice McEver, deceased, being entitled at the death of our Mother May A. McEver to and undivided five Sixth interest in the land of said Brice McEver, deceased, do together with D.M. Shinn, husband of D.P. Shinn, J.T. Parrish husband of W.C. Parrish, T.C. Venable husband of T.J. Venable Venable and N.T. McEver wife of A.N. McEver...."

William Crober and Sarah E. Crober to S.B. Jernigan - Warranty Deed reocrded November 1st, 1882 -Book Q page 236 - consideration paid $100. An undivided one sixth interest in the West (3/4) three fourths of the West (1/2) half of the North East (1/4) quarter of Section (7) Seven in Township (7) Seven North of Range (20) twenty west containing Sixty acres more or less.

Recites:"....Know all men by these presents that I S.E. Crober of the County of Logan in the State of Arkansas heir of Brice McEver deceased, being entitled at the death of my Mother Mary A. McEver to an undivided on sixth interest in the lands of said Brice McEver deceased, do thgether with William Crober her husband..."

S.B. Jernigan and wife Elvira Jernigan to A.M. Bradley - Warranty Deed - recorded January 29, 1887 Book T page 600 - consideration paid $350. The West three fourths (3/4) of the West half (1.2) of the North East quarter (/14) Section Seven (7) in Township Seven (7) North of Range Twenty (20) West containing sixty acres.

West three fourths (3/4) of the West half (1/2) of the Northeast Quarter (1/4), Section Seven (7), Township Seven (7) North, Range Twenty (20) West, contraining 60 acres, more or less. Received satisfaction in full December 7th, 1897. Jno. W. White - Attest: R.L. Lawrence, Clerk.

A.M. Bradley and wife, N.J. Bradley to J.A. McKeever - Warranty Deed -recorded December 7th, 1897 - recorded book DD page 300 - considersation $500. The West (3/4) of the West (1/2) of the NE 1/4 in Sec. 7 Twp 7 North Range 20 West, also the South West 1/4 of the south East 1/4 in Section 6 Twp. 7 North Range 20 West, Except one acre off of the South West corner of the above described land and containing the aggregate 99 acre more or less. Abstractor's Note: The deed recited: "It being herein expressly understood that a lien is hereby retained upon said lot or parcel of land to secure the payment of the residue of the purchase money herein before mentioned." Consideration above does not show there is a lien retained.

J.A. McKeever to A.M. Bradley - Mortgage recorded December 7th, 1897 Book C page 157 - consideration $250. West three fourths (3/4) of the West half (1/2) of the Northeast Quarter (1/4) of Section Seven (7), Township Seven (7) North, Range Twenty (20) West and containing 60 acres, more or less. Received satisfaction in full this January 1st, 1900. Attest: J.A. Webb, Clerk
